Facility Cleaning at Our South Holland Location

For deeper cleaning, significant staining, or awnings coming off for winter anyway, we remove the fabric and clean it at our facility: full access to the fabric surface, more thorough treatment options, and controlled cleaning and drying conditions.

Ongoing Maintenance Programs

Our process is compatible with all major awning fabrics and materials: solution-dyed acrylics, vinyl-coated polyester, retractable systems (including motorized), fabric roof panels, vinyl and screen mesh panels, and printed or applique branding. We regularly remove mold and mildew, bird droppings, roofing tar, paint overspray, rust stains, traffic soot, tree sap, and general grime.

Some deep or set-in stains may need multiple passes or may not fully remove, especially on long-neglected awnings; we assess during inspection and give you an honest read before any work starts.

How often should my awning actually be cleaned?

For most residential awnings, twice a year (spring and fall) is ideal, though annual cleaning works for awnings with less exposure. For commercial awnings and storefront canopies, quarterly cleaning is common. High-traffic hospitality and restaurant installations sometimes clean even more frequently. Your specific cadence depends on your awning’s exposure to pollutants, trees, wildlife, and industrial contamination.
We strongly recommend against it. Pressure washing incorrectly tears fabric fibers and drives contaminants deeper into the material. Bleach and harsh household cleaners strip protective UV coatings and can permanently damage awning fabric. If you want to do a light rinse with a garden hose between professional cleanings, that’s fine. But for actual cleaning, professional service protects the investment and often costs less over the awning’s life than repairing DIY damage.
Not usually. Most residential and commercial awnings can be cleaned on-site while they’re still mounted to your building or structure. For deeper cleaning, awnings with significant staining, or seasonal removable awnings that come off for winter anyway, we can also do facility cleaning at our South Holland location.
Yes. Retractable awning cleaning is a routine part of our work. We clean around the motor and mechanism carefully, and we can also service the motor and mechanical components as part of the visit if you’d like.
Yes. We clean any awning that’s a candidate for cleaning, regardless of who originally installed it.
We inspect every awning before cleaning starts. If we find that the fabric is beyond what cleaning can restore, we’ll tell you honestly and walk through your options: repair work if the awning is otherwise structurally sound, fabric replacement in the same color if the frame is still good, or a full replacement if the whole system has reached the end of its useful life. Our job is to give you the right answer, not to sell you cleaning that won’t help.
Both. Many customers use us for one-off cleanings as needed. Others (especially commercial customers and homeowners with premium installations) prefer our structured Maintenance Program with scheduled cleanings, seasonal inspections, priority repair scheduling, and multi-property coordination.
